Unsecured business loans and overdrafts in Australia cost more than bank finance for one core reason: the lender takes the risk your bank will not. Non-bank unsecured facilities run at 14.55% to 25% p.a. against typical bank rates of 8 to 15% p.a. That gap is not padding. It pays for three specific things: no property on the line, approval from bank statements alone, and money in your account in 24 to 48 hours instead of weeks.

What unsecured actually means

Unsecured means the lender registers no mortgage or specific charge over your home or other property. If the business hits trouble, the family home is not collateral that can be sold from under you by that facility.

Two things it does not mean. First, most unsecured business lending still requires a director guarantee: a personal promise to repay. That is a real obligation, but it is not a registered security interest over an asset, and the difference matters enormously in a downturn. Second, unsecured does not mean unassessed: lenders read six months of bank statements line by line and lend against the cash flow they can see.

The four reasons unsecured costs more

1. The lender carries the loss if things go wrong

When a secured bank loan defaults, the bank sells the property and typically recovers most of its money. When an unsecured loan defaults, the lender recovers cents in the dollar. Every unsecured rate has that expected loss priced in. You are not being gouged: you are paying an insurance premium for keeping your property out of the deal.

2. Less documentation means the lender sees less

Banks lend cheaply partly because they demand certainty: two years of accountant prepared financials, tax returns, ATO portal access, sometimes a valuation. Non-bank lenders replace all of that with live bank statement data. It is faster and kinder to a growing business, but the lender is pricing decisions made with less information.

3. Speed is a product, and it is priced like one

A decision from 1 hour and funding inside 24 to 48 hours means the lender holds capital ready to deploy and automates assessment. When stock is discounted this week, a contract needs a deposit by Friday, or the ATO deadline is Monday, the speed is often worth more than the rate difference. A business that makes a 20% margin on $50,000 of stock earns $10,000 by moving now: several months of the interest gap.

4. The credit box is wider

Banks price low because they lend to the safest slice of businesses and decline the rest. Non-bank lenders approve sole traders, six month old ABNs, imperfect credit files and businesses carrying ATO debt, all assessed case by case. A portfolio that says yes more often has more losses to absorb, and the rate reflects the portfolio.

When paying more is genuinely worth it

And when it is not worth it: long term, fully predictable borrowing by a property backed business with clean financials belongs at a bank. We tell clients that plainly, because a broker who only ever says yes to the expensive option is not a broker worth having.

How to land at the cheap end of the unsecured range

Where you sit between 14.55% and 25% p.a. is not random. The levers, in rough order of weight: your director credit score (700+ lands the sharpest tiers), months of ABN and GST registration, clean bank statements with no dishonours, consistent revenue, and not stacking multiple short term lenders. Our guide to the 8 levers that determine your rate breaks each one down, and the business overdraft interest rates guide shows the current verified lender table, and the business overdraft calculator turns any rate into a weekly cost.

One trap to avoid on the way: fixed fee loans quoted with a factor rate. A 1.25 factor over 6 months sounds like 25% but works out near 90% APR. Check any factor quote with our factor rate to APR calculator before signing.

Frequently asked questions

Why are unsecured business loans more expensive than bank loans?

Because the lender carries the risk without property security, approves on bank statements instead of full financials, and funds in 24 to 48 hours instead of weeks. Banks recover losses by selling secured property; unsecured lenders price expected losses into the rate.

Is a director guarantee the same as security?

No. A director guarantee is a personal promise to repay: it does not register a mortgage or charge over your home. Unsecured lending with a guarantee still leaves your property unencumbered, which is what the higher rate buys.

Is the extra interest tax deductible?

Interest on business borrowing used for business purposes is generally tax deductible in Australia, whether bank or non-bank. At a 25% company tax rate the after tax cost of the gap is around a quarter smaller than it looks. Confirm with your accountant.

Can I start unsecured and refinance to a bank later?

Yes, and it is a common path: use fast unsecured finance to capture growth now, build 12 to 24 months of clean trading history, then refinance to cheaper bank facilities once you qualify.

When should I just use my bank?

If you own property you are willing to pledge, have current financials, can wait several weeks and your bank will approve the limit you need, take the bank pricing. Unsecured non-bank finance exists for everyone the banks keep waiting or decline.
